-securing that all common parts of the building and devices in the building are maintained in a beneficial and functional state;
-securing that the performance of emergency repairs will be handled in cases listed in the Directive on building maintenance (Official Gazette 64/97)
-organizing 0-24 hour service, including Sundays and holidays, for the cases of emergency repairs;
-performing weekly and annual inspections of the facility and making a written record of such inspections;
-making an overview of anticipated tasks for maintenance and improvements, as well as anticipated expenses and burdens for the upcoming calendar year (annual programme) or for a period of several years;
-collecting several offers for the maintenance tasks which will be repetitively performed in the time periods longer than one year, as well as for the significant improvement works;
-determining the amount of the “common maintenance fee” in accordance with the adopted maintenance plan, as well as determining the amount of other expenses to be paid by each co-owner regarding the whole building, and to deliver invoices for those expenses to the co-owners;
-opening a business account for the deposit of the common maintenance fee funds for the subject building and having the right to dispose of the common maintenance fee funds on the account with the consent of the co-owners of the apartments in the building;
-entering into credit arrangements with banks, savings banks, and other legal persons for the needs of ordinary and extraordinary building maintenance, with previous consent of the majority co-owners;
-leasing out common parts of the residential building, based on the decision of the co-owners in accordance with the authorities of the Agreement between co-owners;
-representing co-owners in procedures before courts and other state bodies, with the authority to empower competent representatives to initiate and handle such procedures in connection with the facility;
-taking legal actions against non-paying parties, in particular to enforce payment of the common maintenance fee without any further approvals from co-owners;
-providing an insurance policy for the common parts of the building and its devices, according to an annual programme;
-submitting to each co-owner a precise business account for the previous calendar year (work report), at the latest by 30 June of each year, which will inform the co-owners with its contents in an appropriate manner;
-paying for a monthly joint electricity consumption;
-maintaining cleanliness of the septic tank and other common parts of the building and to pay for the emptying of the septic tank;
-performing other duties in accordance with owners and/or co-owners decisions.
